-Peruse tons of local vendors selling everything from fresh produce, arts & crafts, jewelery, baked goods, and more from 8am-1pm at 1 Public Square in downtown Clarksville.

bike  Clarksville Sunrise Century Bike Tour (Labor Day Classic) – Clarksville Sunrise Rotary Club is hosting its annual fundraiser with this 100 ,62, or 33 miles bike ride.

Each tour begins at Rossview High School (1237 Rossview Rd, Clarksville) with the 100 mi ride beginning at 6:45am for the Elite 100 and the Century at 7am, the 62 mi ride beginning at 8am, and the 33 mi ride beginning at 7 am.

Registration is required for this event. Here is a link to purchase tickets for your tour.

thomasDay Out with Thomas: – Kids of all ages will love this event! Taking place at the TN Central Railway Museum in Nashville, TN (220 Willow St), this event will feature a 25 min train ride with Thomas the Tank Engine, meet and greet with Sir Topham Hatt (the controller of the railway), and a stop at the Imagination Station.

Kids will enjoy tons of hands-on arts and crafts activities , temporary tattoos, stamps, storytelling and more!

Tickets can be purchased here for $14-$20 and it is asked that you and your family arrive 1hr before your scheduled train departure time.

GwtWMovies in the Park – This week’s feature film will be the 1939 classic, Gone with the Wind which will begin at dusk at Liberty Park. Come early (aprox 6pm) for the Move before the Movie event!

Home Improvement Thursday: Green Cleaning

Lately it seems that “Going Green” is all the rage; with cleaning products in particular. This is one trend that I can definitely get on board with! Sometimes all of those harsh chemicals can not only damage your counters and floors, but also kill good bacteria around your house. Not to mention all of the harsh smells that can lead to headaches, sinus and lung problems and if you happen to use ammonia products and bleach products in the same room, it can produce a toxic gas!

Our grandmothers have been using “green” products for years and recent studies have even shown that some of these old fashioned green cleaners actually do a better job at sanitizing our homes. Today we found a list of the most common green cleaners and their uses to share with you via Pinterest. Not only are these ingredients cheaper than most chemical cleaners, but they will keep your house sanitized and smelling great all while keeping your home a safe environment for your family and pets!

What’s Cooking Wednesday: Tequila Lime Marinated Steak

Well, our fall weather preview has come to an end for now in Middle TN and we’ve returned to the usual warm, muggy nights that accompany late summer in this area. So let’s embrace the last bits of summer with this yummy marinated steak recipe that we found on The Boys Club blog via Pinterest.

We love how inventive guys can be with alcohol and this recipe DOES NOT disappoint! The acidity of the tequila and lime make this steak so incredibly tender and melt-in-your-mouth delicious. Once the lime hits your taste buds, you are instantly reminded of summertime at the beach! You and your family will love using this steak in a variety of different meals for a very long time to come.

Tequila and Lime Marinated Steak

Yield: 1 and 1/4 cups of marinade, serves approximately 2 people

Ingredients

1 tbsp onion powder
1 tbsp garlic powder
1 tsp Spanish smoked paprika
1 tsp ground cumin
2 tsp salt
1/2 tsp ground white pepper
1/4 cup lime juice
4 oz tequila
1/3 cup olive oil
1.5 pound top round steak (rump steak)
Instructions
1. Combine all the ingredients for the marinade in a bowl and whisk well.
2. Place the steak in a Ziploc bag, and pour in the marinade.  Place in the fridge for 4-6 hours.
3. Remove the steak from the fridge 1 hour prior to cooking.
4. Cook on a grill to your desired temperature and done-ness.  Or place the steak under the broiler for 6-7 mins on each side.
5. Don’t forget to let the meat rest for 10-15 mins before you slice to insure all of those lovely juices stay inside the meat!
6. Garnish with chopped cilantro, freshly squeezed lime juice and slices of jalapeño peppers, if desired.
Add these steak slices to tacos, fajitas, burritos, crusty french bread for an incredible steak sandwich or just eat them plain!

Basics of Home Mortgages Courtesy of Wells Fargo

When starting the home buying process, you hear all sorts of words like APR, discount points, and origination fees. without a basic knowledge of what those words mean to you and your monthly house payment, they can taint the entire home buying process with a feeling of intimidation and apprehension. So today, we thought we would share with you an article from Wells Fargo Home Mortgage which helps to explain and simplify these terms to enable you to feel more empowered and comfortable when purchasing a new home.

Interest Rate – a percentage of the loan which is paid to the bank as a service fee for allowing you to borrow money from them. The amount is based on the current market conditions, you and/or your spouse’s credit score, the down payment amount, and type of mortgage.
Discount Points – 1pt = 1% of the mortgage amount. You may be eligible to pay 1 or more pts to lower your interest rate which would lower the monthly payment. Usually these are tax deductible.
Origination Charge – this is a service fee paid to everyone involved in producing your loan. It includes fees, document preparations, underwriting fees, fees for service, and any other expenses incurred by the loan officers.
Loan Term –  the amount of time the homeowner has to pay back the amount of the loan. In general, shorter terms = higher monthly payments but they have lower interest rates which will cost you less for your mortgage in  the long run.

These four terms make up the APR or annual percentage rate. The beauty of the APR is that you can use it to compare mortgages of the same amount from different companies by considering their total annual cost allowing the consumer to choose the best and most affordable loan for themselves.

What makes up your monthly payment?

Principal – the amount that you borrowed from the bank. Paying on the principal reducesmoney the outstanding mortgage balance.

Interest – the fee for borrowing money from the bank. Paying this does not reduce the amount of your outstanding mortgage balance

Taxes – local property taxes which are lumped in with your monthly loan payment and collected in an escrow account to be taken out when taxes are due.

Insurance – homeowners and hazard insurance which are also collected on a monthly basis and collected in an escrow account to be paid when premiums are due.

Rotc  Rally On The Cumberland – Come down to Liberty Park and cheer on participants in the Canoe and Kayak Races followed by an Outdoor Expo this Saturday.

Part of the 2013 Eagle Challenge Fitness Club, the heats for ages 13+ will begin at 7am at the Conservation Club and should end at 10:30 am at Freedom Point in Liberty Park.

Following the races, the Outdoor Expo begins at 10:30am at Liberty Park Marina and will feature awards for the Canoe and Kayak race winners, a DJ and live band, as well as food and outdoor vendors. Adults can also participate in live demos for Canoes, Kayaks, and Stand Up Paddleboards (SUPs) while kids between the ages of 8-12 can join in the Paddle boat races at 1pm.

Jazz On the Lawn – Bring the whole family to Beachaven Winery this Saturday for live music at Jazz on the Lawn featuring the band Top Tier from 6:30-9:30pm. Sit back under the stars and sweeping trees sipping Beachaven’s finest wines in the vineyard and enjoy the company of friends or dance the summer night away. Tune-Up Your Lawn Mower – Never cut the grass while it is wet as it can damage the blades and put unnecessary strain on the engine. Check oil, spark plugs, sharpen blades, and keep under carriage free from grass and debris or take it to a local repair shop to get a tune-up. When storing for the late fall/ winter season, be sure to use all of the gas to avoid it sitting in the tank for months on end.

Clean the Gutters – If you are like most homeowners, this can be the most dreaded maintenance task of all. However, since you probably have a year’s worth of debris clogging those tubes, it is a very good ideas to clean and flush them out before we are bombarded with all of that lovely fall foliage that is to come in the next few months.
